Do I need 20% down?
No. Many programs allow little to no down payment when structured correctly.
What credit score do I need?
  • 580+ for many city and county programs
  • 640+ for Florida Housing and Hometown Heroes
Is this free money?
No. These are assistance programs with rules. Some funds may be forgivable; others may require repayment if you sell or refinance early.
Can I use Rocket Mortgage?
City and county programs do not accept Rocket Mortgage pre-approvals. A local lender is required.
Do I have to use a specific Realtor?
No. You always choose your own Realtor.
Can this be used for rentals or Airbnb?
No. Programs are for owner-occupied homes only.
What happens after approval?
Once funds are reserved, buyers typically have up to 15-45 days to go under contract and close.
