These are the most common questions we get from first-time buyers in Bay County. The seminar covers the step-by-step process and how buyers avoid delays by using the right sequence and a local lender.

Reminder: This is an educational event. Program rules, funding, and eligibility are verified by approved lenders and program administrators.

Do I need 20% down?
No. Many programs allow little to no down payment when structured correctly. Many pay with zero down payment.
What credit score do I need?
  • 580+ for many city and county programs
  • 640+ for Florida Housing and Hometown Heroes
Is this free money?
If you keep the house for 15 years then theres no repayment. Anything before that the assistance would have to be paid back based on a proration of years you've owned the property. These are assistance programs with rules. Some funds may be forgivable; others may require repayment if you sell or refinance early.
Can I use Rocket Mortgage?
City and county programs do not accept Rocket Mortgage pre-approvals. A local lender is required.
Do I have to use a specific Realtor?
There will be 5 experienced & licensed professional from different brokerages, that have been vetted & screened by Marketpros.
Can this be used for rentals or Airbnb?
No. Programs are for owner-occupied homes only.
What happens after approval?
Once funds are reserved, buyers typically have up to 15-45 days to go under contract and close.
What’s my next step after the seminar?
You'll be guided by the agent you choose, a lender, & all other contacts that will be present at this seminar. You will be able to choose who to work with at the event & they will guide from beginning to end until you are in you are in your new home.
